Q. What are the benefits of using a Mortgage Broker?

Landmark Mortgage is the oldest and most trusted brokerage in this area.  A great mortgage boils down to 2 most important things; low rate and great service.  Because Landmark Mortgage has established relationships with many lenders nation wide, I am able to offer  my clients the most competitive interest rates,  choosing  from a variety of loan programs,  therefore always extending to my clients the best there is to offer.  Because we go to the lender on a “wholesale” level, we extend the savings right back to our borrowers.  However, the second thing you will notice is the personal service.  You can’t get great service from the internet or a retail store – It is so important to me that you are well informed in the beginning of your loan, feel like you have been updated sufficiently throughout your loan process, and finally, that you will be accompanied by me at your escrow closing.

Q. What does my credit score have to be?

Each loan program has its own criteria for credit score.  Although 620 is the minimum for some programs, it is best to have a score of 740 or better to qualify with the lowest offered interest rate.  In other words, the interest rate is directly effected by your credit score.  There are guidelines for credit history as well, ie bankruptcies, collections, judgments, and other derogatory credit items - however, being a broker, there are many resources and loan programs available to choose from. 

Q. How do I prequalify for a loan?

There are several convenient ways to contact me to get your loan started.  There is a secure “apply here” button on my home page – just click on it and it will take you directly to Landmark Mortgage’s website – choose Marian Dalke as your loan officer, and fill out the loan application on line.  I will be instantly notified that you have completed a loan application and I will review your information and contact you.

You can also email or call me for an interview. 

“Prequalification” is done over the phone in just a couple of minutes – then I will followup with a written “Intial Fees Worksheet” for you to review, which will reflect your payment, closing costs, prepaids, and cash to close.

When you come to meet me in person, I will have already prequalified you and will have your intial paperwork for your signature and a “pre-approval” letter ready for your realtor (purchase).
